With a contemporary twist on traditional tropical design, the villa offers a choice of open-air living or air-conditioned cool, but whichever you choose, you will be treated to spectacular ocean views. Rooms are bright, high ceilinged and grand in their scale and are finished in marble, teak and glass, while furnishings are carefully chosen and positioned to create elegant and soothing spaces. The villa's four almost identical bedrooms are arranged in pairs over two floors, with a king-bedded and a twin-bedded room on each floor, making an ideal set up for families. As well as the impressive living and dining rooms and a cosy TV area, guests at Villa Rose share a sports centre (with squash and tennis courts), spa and gym with Villa Marie and The Pala.
A friendly yet discreet team of butlers, housekeepers, gardeners, security and kitchen staff all work diligently under the experienced villa manager to take care of every guest requirement and two cars with drivers are on hand for those who wish to explore beyond the villa.
The crystal clear, reef-protected waters and white sands of Pandawa Beach lie immediately below the estate and can be reached via a new road that cuts down through the cliff, while many of Bali's best surf beaches are also close by. Only slightly further afield is the sacred sea temple of Uluwatu, the New Kuta Golf Club, some cool beach bars and the many fine-dining and seafood restaurants of Jimbaran and Nusa Dua.
VILLA LAYOUT
Villa Rose is laid out over two storeys with nearly every room boasting broad ocean views. The villa is entered on the upper floor via a double door embellished with a red and gold hand-carved lintel. On either side of the entrance foyer is a bedroom and a flight of stairs leading down to ground level. Straight ahead, through a wide doorway is the semi-open-air lounge.
The ground floor layout reflects the floor above, with two further bedrooms at the back and a bright glass-enclosed dining room and sitting area at the front. Between the bedrooms is a TV lounge, behind which is the villa’s kitchen.
LIVING AREAS
The superb ocean panorama steals all the attention as you enter Villa Rose’s upper-floor lounge, but once you can tear your eyes away from the view, this marble-floored, lofty-ceilinged space is equally enthralling. In keeping with its tropical setting, the room is completely open-sided – the sense of space further enhanced by the glass balcony that runs around the entire room. Two sets of rattan sofas are upholstered in shades that perfectly complement the villa’s coastal setting – bright ocean-blue cushions punctuating a pale sandy calm. Fossilised tree trunks make statement side tables and chunky teak coffee tables anchor the six comfortable sofas. An ornate gold and red carved panel is set into the apex of the ceiling and four antique wood columns stand sentinel.
Downstairs, pride of place goes to the 14-seater dining table, whose glass top rests on a network of polished roots surrounding a massive tree-trunk base. The table lies to one side of this big bright room that opens up almost completely to the garden – sliding glass doors disappearing into the walls – while on the opposite side of the room four rattan sofas provide another relaxed seating area.
Behind the dining room is a cosy TV lounge and bar area where a massive semi-circular couch faces a 50-inch TV with Satellite channels, DVD and Blu-ray player, and behind this is the villa’s large professional kitchen fitted out in stainless steel.
A broad timber sun deck lies beyond the dining room, bordering a wide lawn and walled gardens that finish at the splendid 17-metre infinity pool perched virtually on the cliff edge. Another large decked area flanks the pool, and neatly built to one side of the garden are two guest washrooms and a pool shower. When The Pala and Villa Rose are rented jointly, or for large weddings and special celebrations, their gardens can be opened up to create an idyllic cliff-top event space.
BEDROOMS
Villa Rose’s four ensuite bedrooms are almost identical in design. On each floor – separated by the entrance foyer on the upper level and the TV lounge below – is a king-bedded master room and a twin-bedded room, which makes the villa ideally configured for families.
Two upstairs rooms have daybeds set into an alcove at the room’s entrance and all have walls of sliding glass doors onto either balconies or terraces overlooking the pool, the gardens and the ocean. All are air-conditioned and have high ceilings and warm teakwood floors bordered with creamy marble. Rooms are simply furnished, but each is distinguished with bright, traditional ikat fabric of green, blue and turquoise. Elegantly curved sofas face the ocean views from the base of the beds in the master rooms and the charming twin beds feature hand-carved, painted headboards.
The four bathrooms are also identical, apart from the addition of outside showers in the two downstairs rooms. Teak woodwork, marble floors and vanities, freestanding bath tubs, well-lit fitted dressing areas and glass enclosed showers with wide showerheads set into the ceiling make for a bright and invigorating start to any day.
DINING
Pandawa Cliff Estate’s personal chef and his skilled team are at your service to prepare complimentary daily breakfast, as well as snacks, lunch and dinner selections from the villa’s extensive restaurant-style priced menu. From freshly made salads and seafood pasta to traditional Indonesian favourites, succulent steaks, and classics such lobster thermidor, plus a range of sinful but delicious deserts – a mouthwatering choice of dishes are available whenever and wherever you chose.
The chef and his team will also be pleased to prepare meals according to guests’ request and to cater to special diets. To make the most of the kitchen and allow time for grocery shopping, please discuss meal requirements with your villa manager or senior butler in advance.
STAFF
One of the greatest advantages of staying in a villa is the personalised service provided by dedicated staff. Members of the large staff team at Pandawa Cliff Estate have all been professionally trained and will do their utmost to please with their warm and friendly Balinese hospitality.
- Estate manager
Pandawa Cliff Estate’s friendly manager is responsible for the overall operation of all three properties on the estate. His job is to oversee and coordinate the staff and property and to assist guests during their stay.
- Assistant manager
An assistant manager takes charge when the estate manager is off-shift maintaining seamless, quality guest service at all times.
- Chef
The estate’s skilled private chefs are trained in local and international cuisine and are in charge of the market shopping and preparation of all guest meals. The chefs will happily prepare dishes from the villa’s priced menu, as well accommodating special requests and dietary requirements.
- Housekeeping
A team of housekeepers take care of daily housekeeping and domestic duties around the estate.ButlersService staff at the villa will tend to your needs throughout the day and serve drinks and meals at your convenience.
- Spa therapists
An in-house spa therapist is available at Pandawa Cliff Estate from 9am to 6pm daily. With a day’s notice, guests can book a range of massage and spa treatments, which can be carried out at the estate’s private spa.
- Garden and pool
Gardeners attend daily to maintain Pandawa Cliff Estate’s immaculate gardens and swimming pools.
- Driver
Driver and one car (seating up to 7 passengers each) is available to villa guests for 8 hours a day (excluding petrol).
- Security
The estate is kept safe and secure 24 hours a day by security staff working rotating shifts.

Knowing that the kids can run around happily, independently and safely, without you having to worry about other guests, is a real plus – and one that means parents are certain to have a more relaxed holiday too.
The villas at Pandawa Cliff Estate have been thoughtfully designed with families in mind. In each villa bedrooms are arranged to offer twin- and king-bedded rooms in convenient pairs, and extra kids’ beds and baby cots are readily available. The Pala boasts its own playroom, Villa Rose has a cosy TV lounge tucked behind the dining area, and the open-plan living areas at Villa Marie make a lovely informal family space. The swimming pools at The Pala and Villa Marie also have shallow areas specially designed for little ones, and of course there’s always the white sands and shallow waters of Pandawa Beach, just a couple of kilometres away.
The team of friendly staff at Pandawa Cliff Estate will make children feel as welcome as adults, and having these willing helpers on hand gives guests plenty of flexibility and freedom to do their own exploring beyond the villa grounds (full-time babysitting incurs a small extra cost).
Staff will happily prepare meals for fussy eaters or babies – just talk through your requirements and meal schedules with the villa manager or head butler and they will take care of the rest. Poolside pancakes for breakfast? Toasties at teatime? No problem. The chef can customise all meals to suit children’s taste buds.
Don’t worry about packing all that cumbersome kids’ equipment for your stay. Just let us know what you need, and anything they don’t have in-house (villa facilities include baby cots, highchairs and booster seats) we can hire on your behalf.
SPORTS CENTRE AND SPA
In addition to The Pala’s private spa room, villa guests have complimentary access to Pandawa Cliff Estate’s first-class, on-site sports centre, with its own squash court, well-equipped gym fitted with top-of-the-range equipment, and a pristine floodlit tennis court that sets the scene for fun holiday tournaments.
Adjacent to the sports centre, is the estate’s opulent ocean-view spa, fitted with three professional massage beds and a sumptuous spa tub. With a few hours’ notice, guests can enjoy an array of deluxe treatments carried out by experienced spa therapists.
WEDDINGS & CELEBRATIONS
With its dramatic and romantic cliff-top setting overlooking the Indian Ocean, its wide lawns, large purpose-built decked garden areas and superb guest facilities, Pandawa Cliff Estate is a dream wedding and event venue.
When all four villas are rented together, the estate offers a total of 21 double bedrooms, and can accommodate up to 42 adults guests, plus numerous extra beds for children. This rare ability makes the estate particularly attractive to those wanting to provide convenient ‘on-site’ accommodation for guests at their wedding or special celebration.
The Pala boasts a unique, stone amphitheatre where guests can be entertained with a traditional dance or musical performance, and its garden links through to those of neighboring Villa Rose and Markisa, allowing separate areas for cocktails, dining and dancing for up to 400 guests. Villa Markisa’s cliff-edge master bedroom with private pool is a dream bridal suite, and its ocean view garden is the perfect setting for sunset nuptials.
